  • d. How to submit a work order request to our management company for damages requiring repairs (sprinkler spouts, etc)
  • e. Thank you to Connie Bankston for organizing our HOA Picnic last June and organizing the potential September “Chili” get together at the Heritage Greens Pavillion

NEW DRIVEWAYS BEGIN MONDAY, JUNE 23RD

JULY 28th DRIVEWAY SEAL COAT INFORMATION

Below is some helpful information regarding your scheduled appointment.  You will not receive a confirmation prior to your scheduled date and if weather is an issue we will reach out that same day to reschedule:

PLEASE READ INFO BELOW:

Here is some general information regarding your upcoming service.

  • We are not able to give specific times; the crews will always knock when they arrive which will give you time to move cars. General times range from 7:00 a.m. - 5:00 p.m.
  • Please make sure that the driveway is cleared off completely and vehicles are out of garage.
  • Cancellations must be made 24 hours in advance. If not, there will be a cancellation charge of $50.00.
  • Please remove any grass and weeds from cracks, and all excessive overgrowth or debris.
  • After sealing, keep all foot traffic off for 24 hours and automobiles for 48 hours.
  • After completion, the crews will always put-up banner tape to discourage auto and foot traffic.
  • In case of poor weather, Jet-Black will contact you with a new scheduled date of service.
  • Please have sprinklers turned off the night before and the day of service

Hudson City Council Meeting Rezones Our Open Space

This is from our local representative: Lynn Wakefield, who also is a Heritage Greens Paired Home Owner.  


Monday – June 16th – Hudson City Council (Rezoning at Heritage Greens Open Space by South Entrance) Four people spoke up against the rezoning from residential commercial to multi family residential.  Most worried about parking, traffic and participating in the master HOA.  At this stage of the process, it is rezoning only.Preliminary plans, potential traffic study will all have feedback opportunities and be evaluated by the planning commission. 

 
Parking, according to the initial plan will not be on the street, as there are garages and a private road through the development.  Entrances and exits must comply with access for public safety vehicles, and I understand the concerns of all residents regarding this issue.  


I know that most residents want to see this area left open or have a couple of single family houses.  However, I don’t think this will be possible with the cost of the land now owned by the bank from the previous builder.  Something is going to go in that space, and in my opinion, a residential development is a more palliative option than a commercial development or apartment building. My hope is that the community will work with the builder so that we get the best outcome.  


I have given Jeff from Devine Homes a contact for the master association, and if/when we get to that stage he was more than willing to have the development participate.


Finally, the Council voted unanimously to rezone from Commercial Property to Residential Property.

IRRIGATION SYSTEM PROBLEMS REQUEST PROCESS

In the interest of efficiency and controlling costs for all residents, we are asking the following of residents when reporting irrigation problems to the website:

  1. Your name and address
  2. Nature of irrigation problem (ex: broken sprinkler head)
  3. Location of the problem within your lot

We will then group any issues on a weekly basis.

BOD will review Work Order for completeness and pre-approve prior to reporting to NorthTech.

2025 DRIVEWAY REPAIR AND SEAL COATING

The BOD working with contractors have identified 5 driveways to be replaced this summer. We are also reviewing Bids to seal coat the remaining driveways with the exception of those 11 replaced last summer. Blacktop contractors recommend waiting 3 years before seal coating new drive ways. There fore 56 total minus 11 done last year minus 5 being done this summer equals 40 driveways to be seal coated this summer. You will be contacted directly for seal coating or replacement as we firm up Bids and Contracts.

Yard Lights Not Working

We've noticed that several of the yard lights in our community are not working. These are the responsibility of the homeowner. It may be as simple as a light bulb, a new sensor (which I needed to install in mine shortly after I moved in), or more extensive issues with wiring. One of our fellow residents is an electrician who has volunteered to help. If you are interested in contracting him to look at yours, his name is Keith Hines. You can leave a message for him on his phone at 612-328-3136. He can accept cash or check only.

Permanent Mail Carrier Announced

For the past few years, we have had a series of different, temporary mail carriers, often leading to mixed up deliveries. Our current carrier confirmed to Bunny (our secretary), that he has been permanently assigned our route. A little thing perhaps, but hopefully good news for us all.
